Rental terms and conditions 

Acceptance of the booking is always subject to acceptance of the profile by the property owner.

Rules

• No pets allowed in the accommodation.

• No parties or events allowed.

• No smoking or vaping inside the accommodation.

• Quiet hours between 11 p.m. and 8 a.m.

Our flats are located in residential buildings. We require our guests to behave appropriately. Please do not make too much noise or play loud music. If neighbours complain or if the police are called, you will be required to vacate the apartment without compensation or refund of any amounts paid due to breach of contract. Please remember that disruptive or unsanitary activities, parties and pets are NOT permitted without express authorisation.

Alborania Sun SL takes care of its apartments, which are cleaned before your arrival and after your departure. However, if the apartment is found to be excessively dirty, we reserve the right to deduct the necessary amount from the deposit to cover the cost of additional cleaning.

Failure to comply with the rules will result in the loss of the deposit and eviction if necessary.

Required documentation

University and higher education students

• Proof of enrolment at the university/institute or tuition fee receipt.

• Passport/ID card/foreign resident ID number.Proof of registration with a municipality outside the province of Almería.

Companies

• Company deed and tax identification number.

• Public deed of power of attorney and passport/ID card/foreign resident ID number of the authorised representative.

• Latest corporation tax return.

• Passport/ID card/NIE of the tenant.

Employees

• Copy of the employment contract.

• Copy of the last three payslips.

• Proof of registration in a municipality outside the province of Almería.

Self-employed persons 

• Passport/ID card/NIE.

• Latest income tax return.

• Proof of registration in a municipality outside the province of Almería.

Prices

The rental prices of the apartments on the Alborania Sun website are indicative and may vary depending on the time of year or the conditions of the request and contract. The offer with the prices offered during the negotiation period expires in 24 hours. They will only remain unchanged if the reservation payment has been made and the conditions on which the offer was based have not changed.

High season

Easter varies depending on the year, summer from 1 June to 15 September, Christmas and New Year from 21 December to 7 January.

Low season

All other dates.

Reservations

Once I have reviewed the documentation, I will approve or deny your application.

If approved, you can confirm your reservation by paying a deposit:

• 100% of the total amount for stays of less than 60 nights.

• Two months' rent for stays of 60 nights or more.

Cancellation policy

Free cancellation 30 nights before the check-in date. You will lose the money paid if you cancel your booking at shorter notice.

You can request a refund of the amount paid to confirm the booking when:

• The accommodation is not available on the requested date.

• You are rejected by the owner.

Deposit

Before collecting the keys, you must pay the deposit:

• €300 for stays of less than 30 nights.

• €400 for stays of less than 60 nights.

• Two months' rent for stays of 60 nights or more.

The deposit is a mandatory requirement for collecting the keys.

I will return the deposit within 48 hours of check-out by bank transfer. You may collect the deposit in cash provided that you leave the property during the designated check-out times.

In any case, the deposit will be returned in the same form in which it was paid.

Registration

Check-in

On the day of check-in, you may access the accommodation from 4:00 p.m. onwards.

The location for key collection will depend on your arrival time at the accommodation. At the same time, we will sign a separate rental agreement for the property.

Check-out

The time for inspecting the accommodation and returning the deposit will be between 10:00 and 11:00 on the day of check-out.If you need to leave before 10:00, you may leave the keys inside the accommodation and I will return the deposit by bank transfer after inspecting it.

Payments

Payments may be made by bank transfer, cash, or a combination of both, as agreed between the parties.

Stays longer than two months must be paid before the 5th of each month. In the event of late payment, the rent will be increased by €50 per month to cover interest and late payment charges.
